OP,

We are also getting ready to sell our home and just finished a round of inspections. Strategy is to show buyers things are well taken care of and no issues. Will ask for a short escrow and quick close.

That said, they did find a few things that need fixing and we will decide what we take on vs. what a buyer will have to handle.

Congrats on finding a place! We are still looking! So far we put an offer on one but they took someone else’s. Hoping to get some details on why, since we made a pretty competitive offer.

Personally, I find the whole process pretty intimidating, looking for a move in ready place that checks all the boxes. We don’t want to buy a lemon especially since it’s going to be a stretch for us and we are already retired.

This will be my 3rd and hopefully final house ….

We sold ours first as we weren't sure it would sell fast based on last years experience. It sold in 1 day 10% over asking and other similar offers. then used the occupancy plus airbnb. Even after all of that, due to our needs of size, first floor primary or possibility, updated and budget we just could not find anything. We got one that needs some work but has all the rest and fits in our budget. I suppose we were over constrained with our criteria and decided to relax the move in readiness. We too lost 4 offers but are glad we didn't chase those too far. And after 3 homes ourselves we really hope this is it too for us and will treat us well. Best of luck. I will be happy to share my experiences in private message if you ever want a sounding board.
