Any way to cash flow this as you go? If not, my order of operations would probably be something like $100k cash, $75k investments/ibonds, $50k 401k loan. Anything else you would have to cash flow or borrow at the crazy 10% interest rate. You may also be able to play some credit card promo offers for 6-12 months assuming you have the cashflow to payoff over that time.
Any idea how much this property will be worth after the $350k of renovations you're talking about? That seems like a significant remodel on a < $1MM home.
Also from my point of view, you can't afford $30k worth of appliances and lighting. Skip the Subzero and get a GE fridge.
