I note that you have been making exploratory visits to the Southern Tier states, that is a good thing. We vacationed over the years everywhere between Virginia Beach and Key West. We found Charleston to be the best choice for us.

Speaking strictly for myself, I would avoid any state along the Gulf of Mexico coastline. The Gulf is a warm water birthing place for Hurricanes these days. My daughter and SIL live on FL East side (inland in Coral Springs). They tell us that Insurance costs are rising rapidly. Concrete Block Structure and Barrel-Tile Roofing is a must. Big name insurers are leaving the state. FL has a State-sponsored insurance pool, but that only offers minimal coverage.

Again, my opinion, the state of Texas is right out. Climate and Politics make this a no-go. I'm reminded of what Gen Phillip Sheridan said, "If I owned Texas and Hell....I'd rent out Texas and live in Hell."
Arizona is out for the same reasons.

I'm told by recent new neighbors that Tennessee has some 'under the radar' taxes. We like being near the Ocean, but not Ocean front. We are not located in a FEMA Flood Zone. Our RE taxes here are what I consider reasonable for a Golf Course location. Insurance with Allstate is around $1400 per year.
