OP, sorry you’re in this situation. Unfortunately what I’ve seen is that middle market homes like the one you describe in the NY area are seeing price cuts. The house across the street from me listed for $650k, quickly saw a cut to $589k, and just closed for $570k. It too had some decent capital improvements — recent new roof, new electric — but hasn’t been cosmetically updated in probably 30+ years.
If the house isn’t selling then your house is overpriced. I would comment that the difference between $685k, which you wanted, and $640k, which was offered may not be much different if you end up sitting on this house another 5 or 6 months to sell in the spring…
