The play the devil's advocate here. You already know your home and many of the problems it has. It is likely if you buy a new home for that 1.5 million dollars you will find new problems you weren't aware of or things that aren't just quite right that you will then dump money into anyways. My vote would be remodel in your but piece by piece over the years. Find a contractor you like, have them do the kitchen or bathroom or what not. Then if you like their work and they come through on the price move to the next room the next year and so on and so forth.
